The Special Assessment to cover the wall rebuild north and south of the new screening wall is due 3/31.
A quorum (Section 5.03 FMHOA Covenants) of the FMHOA Board and 36 homeowners (20 in person and
16 by proxy) met on 2/23/2023 to vote on a Special assessment to raise the funds to ensure that the
walls at 4001 Sun Meadows and 4000 Fair Meadows will match the newly constructed wall. These two
sections are an easement taken out by the original builders and are the responsibility of the HOA for
maintenance.
With 33 voting in favor of Proposal 2 and 3 in favor of Proposal 1, the motion was adopted at that
meeting, that a Special Assessment be made of $550 per home due March 31, 2023, in accordance with
Section 7.05 of the Covenants, to cover the cost of the wall construction, permits, and a sub-set of
follow-up work related to the new wall.
The follow-up work would include:
- Restoration of water and power meters.
- Restoration of landscaping
- Repair of the wrought iron
- Sprinkler repair
- Repair of other damaged or worn components
The final contracted bid and receipts will be made available to all homeowners via a google drive link
which may be requested by emailing fairfaxmeadowshoa@gmail.com
Any excess funds will be discussed at the annual meeting for how they will be used.
